Wood – commonly used in timber frame technology; offers good thermal and acoustic insulation.
Steel – used in modern structures; ensures durability and resistance to weather conditions.
Expanded clay concrete – a lightweight and durable material with excellent thermal insulation properties, often used in energy-efficient buildings.
SIP panels (Structural Insulated Panels) – consist of an insulating core (e.g., polyurethane foam) surrounded by OSB layers; known for high energy efficiency.
The cost of building a modular home depends on various factors such as size, materials used, finishing standard, and location. Estimated prices in Q1 2025 are as follows:
Shell stage (closed structure): from 2,000 to 3,500 PLN/m²
Developer standard: from 4,000 to 7,000 PLN/m²
Turnkey standard: from 6,000 to 10,000 PLN/m²
For example, a 100 m² home in shell stage might cost between 200,000 and 350,000 PLN, while a turnkey version could range from 600,000 to 1,000,000 PLN.
In most cases, a modular home requires a proper foundation to ensure the structure's stability and durability. The choice of foundation depends on:
Soil type – the type of soil significantly influences the foundation technology.
Building size and loads – larger structures require more robust foundations.
Construction type – different building methods may require specific foundation solutions.
A highly efficient and fast foundation solution for modular homes is screw foundation piles. These piles don’t require extensive earthworks, which minimizes environmental impact and speeds up the building process. Additionally, they are durable and corrosion-resistant, making them ideal for areas exposed to high moisture levels, such as wetlands or land with a high water table.
