Foundations for modular construction

Modular construction is one of the fastest-growing sectors of today’s building market. Prefabrication, shortened timelines, mobility, and design flexibility are driving the popularity of this approach – not only in residential development, but also in commercial and public sector projects. One of the key challenges in this technology is selecting the right type of foundation: durable, yet quick to implement. The answer to these demands lies in the foundation screw piles from Winkelmann Foundation Screw (WFS).

Foundations tailored to the speed of prefabrication

Traditional foundation methods – requiring excavation, formwork, concrete pouring, and lengthy curing times – are not only time-consuming but also expensive. For investors and contractors working with modular houses and modular buildings, this often results in unnecessary delays and weather-dependent workflows.

In contrast, WFS foundation screw piles allow for the complete foundation to be installed in a single day – regardless of weather conditions. What’s more, the modular structure can be mounted immediately after pile installation, eliminating all technological downtime. These foundations are ideal for winter construction, high water table areas, and locations with limited access.

How it works – and the technological edge

Displacement foundation screw piles are driven directly into the soil – with no need for excavation. This process not only avoids soil removal but also leads to soil compaction, increasing load-bearing capacity. The pile's bearing capacity is achieved through shaft friction and end-bearing in deeper, denser soil layers. Thanks to a precisely engineered thread profile, the piles efficiently transfer structural loads into cohesive or non-cohesive, compacted or loose soils, depending on the project requirements.

The WFS system comes in two versions:

  • Modular, allowing multiple sections to be joined, and

  • Monolithic, commonly used for smaller projects.

All piles are factory hot-dip galvanized, providing high corrosion resistance and long-term durability – even in aggressive environmental conditions.

A foundation as flexible as the structure above

One of the greatest advantages of WFS piles is their flexibility, both in installation and in long-term planning. At any stage of construction, individual piles can be added, removed, or repositioned without compromising the rest of the foundation – something unthinkable with traditional techniques. This is especially important in phased, seasonal, or mobile projects, where parts of the structure may be moved or modified.

Thanks to compatible mounting plates, cross-beams, and reinforcement boosters, WFS foundations can be easily aligned with the grid layout of prefabricated modules – regardless of their size or configuration. It’s a system designed with seamless integration in mind.

Certified quality and structural safety

All WFS solutions hold European technical approvals and certifications, including EN 1090, abZ (Allgemeine bauaufsichtliche Zulassung), and full compliance with EA-Pfähle guidelines. Production takes place in Poland using advanced flow forming technology, ensuring consistent parameters and high manufacturing precision.

Structural calculations, soil investigations, as-built documentation, and optional load testing – all are part of the comprehensive support offered by the WFS team at every stage of the investment.

The foundations of the future – available today

Modular construction requires foundations that are just as fast, mobile, and precise as the prefabrication technology itself. The screw pile systems developed by Winkelmann Foundation Screw are not just an innovative solution – they are a practical tool enabling construction that is faster, more affordable, and environmentally responsible.

These are foundations designed for modules – not the other way around.
